This Cancellation Policy applies to all reservations made through the website of Villa Name / Kama-23 LLC and forms an integral part of the booking terms.

1. Cancellation request

Any cancellation request must be submitted to us in writing by email or through another communication method that enables us to confirm receipt. A cancellation shall be deemed effective only upon our written acknowledgement.

2. Free cancellation period

Unless otherwise stated in the booking confirmation, the guest may cancel the reservation free of charge up to 14 days before the scheduled arrival date.

3. Late cancellation

If cancellation occurs after the expiry of the free cancellation period, we reserve the right to retain part or all of the amounts paid as compensation for losses incurred, subject to the specific terms of the reservation.

In such cases, the applicable cancellation charge may be:

  • a fixed administrative or cancellation fee; or

  • a percentage of the total booking amount, as specified in the reservation conditions.

4. No-show

If the guest fails to arrive on the scheduled arrival date without prior notice, the reservation may be classified as a no-show. In such case, we reserve the right to retain the deposit and/or charge the full amount of the reservation, to the maximum extent permitted by applicable law.

5. Early departure

No refund shall be due for unused nights, unused services, or early departures unless expressly stated otherwise in writing by us.

6. Changes to reservation

Requests to amend dates, guest numbers, services, or other reservation details shall be subject to our prior written approval and availability. Any approved modification may be subject to a price adjustment.

7. Non-refundable rates and special offers

Certain promotional, discounted, last-minute, or special offer rates may be designated as non-refundable. Where this applies, such condition shall be expressly disclosed at the time of booking and shall prevail over the general cancellation terms.

8. Force majeure

We shall not be liable for failure to perform, delay in performance, or cancellation caused by events beyond our reasonable control, including but not limited to natural disasters, severe weather, fire, flood, epidemic, pandemic, government restrictions, transport disruption, power failure, or other force majeure events.

In such cases, our obligations may be suspended, adjusted, or terminated to the extent reasonably necessary and permitted by law.

9. Refund processing

Where a refund is due under these terms, it shall be processed within a reasonable period and, where practicable, using the same payment method originally used by the guest, unless otherwise agreed in writing.

Bank charges, currency conversion fees, and processing fees imposed by third-party payment providers or financial institutions may not be refundable.

10. Applicable law

This Booking Policy and Cancellation Policy shall be governed by and construed in accordance with the laws of the Republic of Bulgaria and, where applicable, the mandatory consumer protection provisions of European Union law.

Any dispute arising in connection with a reservation shall be subject to the competent Bulgarian courts, unless mandatory law provides otherwise.
