This Booking Policy governs all reservations made through the website of Villa Kama / Kama-23 LLC (“we,” “us,” “our”) in relation to villa accommodation, tours, airport transfers, and any related services offered through the website.

By submitting a booking request, the guest acknowledges that they have read, understood, and agreed to the terms set out in this Booking Policy, together with any additional terms displayed during the reservation process.

1. Reservation request

A reservation submitted through our website constitutes an offer by the guest to enter into a booking contract. No contract shall be deemed concluded until the booking has been expressly confirmed by us in writing, by email, or through another written communication channel.

2. Accuracy of information

The guest is solely responsible for ensuring that all information provided during the reservation process is complete, accurate, and up to date. This includes, without limitation, names, contact details, arrival and departure dates, number of guests, ages of children, and any special requests relevant to the stay or associated services.

We shall not be liable for any delay, inability to provide services, or additional costs arising from incorrect or incomplete information supplied by the guest.

3. Confirmation of booking

A booking shall be considered valid only upon:

• availability of the requested accommodation or service;

• our written confirmation of acceptance; and

• receipt of any deposit, advance payment, or full payment required under the applicable booking conditions.

We reserve the right to decline any booking request at our sole discretion, subject to applicable law and without obligation to provide justification.

4. Payment terms

The applicable payment terms shall be those displayed at the time of booking or communicated in the booking confirmation.

Unless otherwise stated:

• a deposit may be required to secure the reservation;

• the remaining balance, if any, shall be payable by the deadline stated in the booking confirmation;

• failure to make payment within the required deadline may result in automatic cancellation of the reservation without further notice.

All prices are expressed in the currency indicated on the website and may include or exclude taxes, fees, or charges as specified in the booking terms.

5. Additional services

Where the reservation includes tours, airport transfers, or other ancillary services, such services shall be provided subject to availability, operational feasibility, weather conditions, transport schedules, and/or third-party cooperation where applicable.

We reserve the right to modify, substitute, or cancel such services if circumstances beyond our reasonable control so require.

6. House rules and guest conduct

Guests shall comply with all house rules, property rules, safety instructions, and applicable local laws and regulations during their stay.

Guests shall be liable for any damage, loss, or excessive cleaning costs caused by themselves, their visitors, or any persons under their responsibility, except where such damage is caused by normal wear and tear.
